PMAY Jammu and Kashmir Update: Jammu and Kashmir government is going to provide Rs. 2 Lakh Interest Free Loan for Pradhan Mantri Awas Yojana Urban beneficiaries. The J&K state government will provide interest free loans upto Rs. 2,00,000 to the urban houseless economically weaker section beneficiaries under the BLC component of PMAY-U. Jammu & Kashmir Administrative Council under the leadership of Lt. Governor Manoj Sinha has given approval to the proposal of the Housing and Urban Development Department.
Interest Free Loan Scheme 2021 for PMAY Jammu and Kashmir Beneficiaries
The proposal called for providing interest free loans upto Rs. 2 lakh to the urban houseless economically weaker section beneficiaries under the Pradhan Mantri Awas Yojana Urban’s Beneficiary Led Construction (BLC) component. The time period of the interest-free loan has been fixed at 10 years. It includes a moratorium of 6 months and is repayable through a monthly installment of Rs. 2,500.
Salient Features of Interest Free Loan for J&K PMAY-U Beneficiaries
- The interest-free loan by the government will be an additional benefit which will be over and above the financial assistance of Rs. 1.66 lakh which has already been provided to the beneficiaries under the PMAY-U.
- With this step, the beneficiaries of PMAY Jammu and Kashmir Scheme will now be able to avail of Rs. 3.66 lakh for the construction of their dwelling units.
- At present, the government scheme will be benefitting 41,992 beneficiaries under the BLC component of PMAY Jammu and Kashmir Scheme.
- The decision is part of the central government’s aim of providing affordable housing to the economically weaker section of the society.
Why Interest Free Loan is Required for J&K PM Awas Yojana Urban Beneficiaries
The PMAY U beneficiaries under the BLC component of PMAY Jammu and Kashmir Scheme have been experiencing difficulty in mobilizing their contribution. This is because beneficiaries come from the economically weaker sections and also have to contribute higher shares as compared to other states and UTs. So the construction of the dwelling units of this component of PMAY-U is not able to achieve the desired target.
The PM Awas Yojana Urban beneficiaries of the BLC component of PMAY Jammu and Kashmir Scheme demanded the enhancement of assistance in their favor so that they are able to complete their houses within the targeted date of the mission. Because of the difficulties faced by the beneficiaries in arranging the financial resources, the state government agreed to provide interest subsidies to all the eligible beneficiaries.
Background of Pradhan Mantri Awas Yojana Urban in Jammu & Kashmir (Update As on 31 Jan 2017)
Now the people living in Jammu and Kashmir will also get benefits of Pradhan Mantri Awas Yojana – Urban, central government’s flagship Housing scheme to provide 20 million homes in urban areas by the year 2022. A survey was conducted in 25 cities and towns selected for the first phase of PMAY-U.
Under all the components of housing for all scheme, around 1,21,671 beneficiaries have been selected who will get the scheme benefits. Out of total 1.21 lakh beneficiaries, around 15,300 beneficiaries are under Slum Redevelopment, 24,523 under Credit Linked Subsidy, 5,200 under Affordable Housing in Partnership and 76,648 under Beneficiary Led Construction has been identified.
The government has given approval to around six affordable housing projects in Baramulla, Anantnag, Udhampur and Kathua towns under Ptradhan Mantri Awas Yojana. In these areas, the construction of 480 houses for the identified beneficiaries have been started. 83 house in Baramulla, 141 houses, Udhampur, 124 houses in Kathua and 132 houses in Anantnag would be made available to the beneficiaries.
J&K PMAY Urban Components
The PMAY Jammu and Kashmir Scheme is divided into three components. The first component is Beneficiary Led Construction under this category, the beneficiary will get an amount of Rs. 1.5 lakh as subsidy for the construction of new house or repairing of the old house having less than 30 square meter plinth area. The second component is for economical backward people having annual income less than Rs. 6.0 lakh. In this component, the beneficiary will get an interest subsidy of up to 4 percent. Third and last component of housing for all scheme is for slum redevelopment. In this component, the government would provide 1BHK houses to the households living in the area which has been declared as slum by government.
The government is also inviting online applications for assessments on candidates through its official website pmaymis.gov.in.
