Delhi Development Authority will invite DDA Housing Scheme 2021 online application form at dda.org.in. This new year will bring good news for homebuyers as DDA approves the launch of Housing Scheme 2021 in a meeting chaired by LG Anil Baijal. The login / brochure for new houses under DDA scheme is expected to be released in Jan 2021. Around 1,210 flats are on offer for various categories at locations such as Dwarka, Jasola, Vasant Kunj and Manglapuri.

DDA Housing Scheme 2021 Apply Online

In this scheme, DDA will offer around 1210 flats in Jan 2021 in the specified locations. The most striking feature of this year’s housing scheme would be Higher Income Groups (HIG) 3 BHK flats, Middle Income Group (MIG) 2 BHK flats and Economically Weaker Sections (EWS) 1BHK flats as per the DDA Housing Scheme Latest News. DDA Housing Scheme 2021 Online Application Process

The new DDA Housing Scheme 2021 would be completely online from the processing of application to the possession of flats through the newly developed AWAAS software. The applicant will have to visit DDA only for the purpose of execution deed. It was further decided not to have preferential location charges for DDA flats as was decided earlier. STEP 1: Issue of Demand cum Allotment letter

STEP 2: Receipt of Payment of Demanded amount as per schedule given in DAL

STEP 3: Receipt of Documents as mentioned in Brochure to the concerned Branch

STEP 4: After receipt of payment and required documents, Issuance of possession letter

STEP 5: To take over physical possession of the flat at site with all inventory

STEP 6: Submission of copy of taking over physical possession proof to concerned Branch of Housing Department

STEP 7: Issuance of Conveyance Deed Papers

STEP 8: After receipt of copy of physical possession duly stamped Conveyance Deed, date of execution of Conveyance Deed will be given

STEP 9: Execution of Conveyance Deed

Prize / Size of Flats in DDA Housing Scheme 2021

A) 215 Higher Income Group (HIG) 3 BHK flats in Jasola and 15 in Vasant Kunj.

B) 352 Middle Income Group (MIG) 2 BHK flats in Dwarka Sector 19-B, 348 in Sector 16-B and 4 in Vasant Kunj.

C) 276 Economically Weaker Sections (EWS) 1 BHK flats at Manglapuri.

The MIG flats would be priced at approx. 1.2 crore and the HIG flats would be prized at Rs. 2.2 crore.

Upcoming DDA Housing Scheme for 1210 Houses

DDA is planning to launch 1,210 flats as part of its Housing Scheme in January 2021. The highlights of DDA Housing Scheme 2020 would be 230 luxury houses for HIG category people. Currently, these houses are under construction by DDA in Delhi and all of the homes under construction would not get ready in the next few months.

The Delhi Development Authority plans to offer flats for EWS, MIG and HIG category people. The new houses would be spread across Jasola, Dwarka, Maglapuri and Vasant Kunj regions. DDA new scheme would not be limited to construction of 3 bedroom, hall, kitchen houses but units of all sizes. Most of the under construction houses at this point of time are 2 BHK or less.

DDA aims to improve commute and other facilities in specified locations for this time housing scheme. Units that would be up for grabs this year would comprise about a 230 luxury flats, 700 super-2BHK flats and around 276 units of 1BHK flats.

Incentives through FAR Allotment in DDA Housing Scheme 2021

The authority has also given preliminary approval for development control norms formulated for all unauthorised colonies under NCT Regulations 2019. As per the norms, meant to pave the way for planned development of the existing colonies, land owners or residents welfare associations can prepare an unauthorised colony regeneration scheme by amalgamation and reconstitution of the plots with access from a minimum 12m right of way. Various parameters have been laid based on the plot sizes with specific norms for parking, setbacks, public green spaces etc.

The scheme also envisages incentives through allotment of floor area ratio (FAR) to create additional public and semi-public facilities. FAR of 200 will be permitted without any regularisation charges but additional scheme-level FAR will have to be bought at DDA’s rates. Regularisation will be possible for the existing colonies meeting planning requirements.
